The Tomoka Town Center CDD encompasses an area of approximately 209.348 acres entirely within the unincorporated limits of the City of Daytona Beach, Florida. The land within the District is generally located in the southeast quadrant of the interchange of LPGA Boulevard and I-95.
The Tomoka Town Center expects to finance, construct, install and maintain improvements of the District’s facilities, which include CDD roads, utility and traffic, mitigation, earthwork, water and sewer, signage and off-site improvements.
A Community Development District (CDD) provides the "solution" to Florida's need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. CDDs represent a major advancement in Florida’s effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community’s facilities.
